A challenging, sideways sloping block inspired an innovative design solution for this family home.  A U-shaped house, positioned on the highside of the block allowed maximum use of the land and created a unique floorplan.  Access is via the main door at street level or from the spacious double garage via a glass enclosed solid timber staircase which leads you into the entrance foyer.

An open plan kitchen, dining and lounge area features extensive glazing to either side allowing maximum natural light to filter into this space and excellent cross ventilation.  Full height glass windows and sliding doors open out onto the north facing timber entertainer’s balcony and the living zone features an Ergofocus pivoting suspended fireplace.

Feature pendants in the kitchen, dining and master bedroom from Lighting Etc provide a beautiful finishing touch to these spaces.

The bamboo feature pendant and raked entrance ceiling welcomes you to this home giving you a hint of the clean contemporary interior of this project.

Minimalistic, accessiblity and dual functionality was important in the design of this home.  The brief asked for a flexible use third bedroom which was achieved using two large sliding doors that can be opened out into the spacious open plan kitchen and living.  This allowed the room to be used as an extra living area or be converted to a study or 3rd bedroom.

Spotted gum timber screens were built around the kitchen and dining providing privacy while allowing sunlight to shine through. A multi-functional laundry and butlers pantry was created off the kitchen featuring generous storage that continues throughout.

Windows were strategically placed directly opposite doorways and a wide corridor which leads to the living area all creating an open space feel.

A perfectly proportioned home that does not disappoint in its flexibility.

7 Star Energy Rating

A Queenscliff Fisherman’s Cottage with a contemporary edge in the design was the brief from our client’s with ample space to entertain indoors and out and in addition to make the home as energy efficient as possible. We certainly achieved this with a 7 Star Energy rating! The home’s traditional weatherboard look exterior was achieved by using CSR Linear Board on the front façade while the rear of the house was clad in horizontal Zinc Alum with painted timber windows. The high pitched roof and minimalist design belies the open plan home within. The front entrance with its timber pontoon and natural landscaping all add to the nautical feel.

The 7 Star Energy rating was achieved by installing high density insulation under the roof in the ceiling and in all external walls. The polished concrete floor throughout the main living areas attract the heat from the north facing floor to ceiling windows and act as a thermal mass. All windows and doors are painted timber with double glazing. The main kitchen/living and dining rooms has a high pitched roof with floor to ceiling windows facing north creating an open light and airy feel. An outdoor barbeque are on a north facing deck is easily accessible from the kitchen.

The beautifully tiled bathroom, has glass doors that open onto an outside deck. The granite benchtops throughout add a touch of class as do the feature pendant lights.
